Curb Appeal: How To Improve Yours

Anyone who currently owns a home that is thinking of selling may be wondering, what can I do to increase the appeal of my home? One suggestion I would say is: Curb Appeal. First Impressions are truly invaluable, and completely created by Curb Appeal. So what do you need to do to improve it?

1) Wash The Exterior

A house could have good bones, but the exterior may show the years of the home. Give the home a clean look by using a pressure washer and getting rid of any Dirt or Cobwebs that may have gathered there over the years. Windows, Rain Gutters, and Garage Door cleanings helps wonders as well.

2) Paint

A fresh coat of paint goes a long way in giving the front of your home a clean new look. Be sure to paint the home in a trending color, and to paint any trim and shutters. Be sure to have a professional do it, or do it right and help the paint to last a while.

3) Repair or Replace The Roof

Have your Roof cleaned if it is in good shape, otherwise if it is not in good shape- this is great time to replace it. A new roof on your home when you are selling it will always add value to your sell!

4) The Devil Is In The Details

Details such as Door Hardware, Light Fixtures, and House Numbers are little things that help to make an impression on buyers as they walk and tour the home. Making sure everything is cleaned and if possible, matching. Also, there is no such thing as too much lighting.

5) Nuture Your Landscape

Keep the lawn mowed and take care of any weeds. If there are any bare spots, it is suggested to try and green up the lawn. We will go more into this in a future blog.

6) Build A Fence

Everyone dreams of the house with the white picket fence, and fences add value to your home. But on top of that, it adds a sense of privacy to the home.

7) Stay On Top Of Maintenance

A home that is regularly kept up not only stays in good shape but retains its value. Most buyers will discount your home if it is deferred maintenance and needs work. Don't give them the opportunity to discount your home.

Next week we will talk about ways to improve your yard as part of improving your curb appeal!

Why Real Estate is Such a Good (Great) Investment: Part 3-Sell it

This is the next installment of a 7 part series exploring ideas of why real estate is such a good investment. The focus will be on single family and multifamily real estate, but a good idea is a good idea, enjoy.  Alas, today we will be discussing the main thing people think about when they think about real estate investing, selling the asset high after buying low. The biggest advantage to selling real estate is the value added you can do yourself. There is no requirement to hire anyone to do any repairs on the property, as real estate is sold as is. You can do your own marketing, your own negotiating, there does not have to be anyone between you and the market unless you choose for there to be. You choose your partners at terms you both agree with. With that great power, comes great responsibility. Though you can do it yourself, it is more advisable to partner with those who do it every day, rather than every so often. Consider that a real estate transaction employs a...

Your First Home: Step 2-Hire Your Agent

Now that we have made the decision to buy your first home, scary I know-time to find a real estate agent to help you do it! What does a real estate agent do for you exactly? They are your market consultant, home guide, your liaison for other partners in the home buying process, negotiator, and the closer. They wear a lot of hats, for this reason it is a very good idea to have conversation with them and get to know them as a person and as a professional. Here are some great questions to ask them: 1.       Why did you become a real estate agent? 2.       Why should I work with you? 3.       What do you do better than other real estate agents? 4.       What process will you use to help me find the right home for me? 5.       What are some mistakes that you think people make when buying their first home? 6.       What are ...
